Land For Sale on Godbey Road

The Davie Community Foundation, Inc. received a generous gift of land on July 18, 2016. Approximately 23.970 acres (PIN # 5718586226) located on Godbey Road, north of I-40, in Mocksville were gifted by Ken and Betty Dwiggins. As the mission of the Foundation is not to be a property owner, we are actively seeking a buyer for the property.

The Foundation will accept written offers from willing buyers until 10:00 am on November 14, 2016. The property is being offered in “AS IS” condition and subject to easements and restrictions of record. No warranties are being made other than the special warranty deed.

If you are interested in making an offer, please mail or deliver your written offer to the Davie Community Foundation, Inc., 107 N. Salisbury Street, PO Box 546, Mocksville, NC 27028 by the November 14 deadline. A copy of the appraisal or survey of the property may be requested from the Foundation Office.

At its scheduled meeting on November 15, 2016, the Board of Directors will review all offers. If an acceptable offer is received, we would expect to close the sale within 30 days from the acceptance of the offer. The Davie Community Foundation, Inc. is not offering financing on the sale of the property and reserves the right to reject any and all offers received.

All offers will be reviewed on the basis of the net sale proceeds to the Foundation. Proceeds from the sale will be added to the Ken and Betty Dwiggins Fund II, a Community Fund – Unrestricted at the Davie Community Foundation, Inc. Any offer amount above the appraised value of $172,000 will be considered a donation by the buyer.

If no acceptable offer is received, the Foundation will consider other methods for sale of the property. Real estate brokers representing a buyer will need to negotiate commission with their buyer. No commissions will be paid by the Foundation prior to its listing the property with a specific broker.
